Middlesbrough Council is required to keep a register of people who are interested in self-build or custom build projects in Middlesbrough, in line with the Self-Build and Custom Housebuilding Act 2015.
The register helps to understand the level of demand for self-build or custom build plots, and enables us to consider the future need for this type of housing, where people would like their plot to be, and the type of house that they would like to build. Please note registration does not guarantee that a suitable plot will be identified, or become available.
- Self-build housing usually means you're directly involved in organising the design and construction of your new home
- Custom build usually means working with a specialist developer to help you deliver your home
Middlesbrough's self-build and custom housebuilding register consists of two parts:
To be entered onto Part 1 of the register, all eligibility criteria must be met (including a local connection to the Middlesbrough area). An initial fee of £50 will be required, with a subsequent annual fee of £25 thereafter to remain on the register. This part of the register requires the council to grant permission to enough serviced plots to meet the demand within 3 years of registering, measured from the end of October each year.
If you do not meet the local eligibility criteria but meet all other criteria you can be entered on to Part 2 of the register, which allows you to express an interest in a self-build project in the Middlesbrough area. This part of the register does not require a fee, however there is no legal duty to grant permission of serviced plots. Entry onto this part of the register will give us an idea of additional interest for self-build demand when fulfilling our planning and housing functions.
